When IS the best time to list your home??? There is no right answer to this question that I am consistently asked by potential sellers, but I will try to answer it the best I can.
I do base my answer on over 12 years experience in the real estate market, through numerous discussions with other real estate brokers, agents, and lenders, and statistics garnered from our MLS. Typically, the BEST time to list your home (At least in the Atlanta Metro Area) is usually around March or April. Our Spring/Summer market is typically the best time of the year to sell your home. Most people like to move during the summer time, when kids are out of school, and so they can use vacation time to schedule a move so therefore you have a large buyer pool. Landscaping looks really well during this time and if you have a pool, you definitely need to list your home during this time as pools do not show well during fall/winter months. Its an easier time to get the exterior spruced up with paint, pressure washing, etc. Daylight Savings time and longer days allow us extra time to show the homes and see them in the daylight. Usually May, June, and July are busy months for closings.
We also have a 2nd “best’ time of year to sale and that’s our Fall Market. The buyer pool is smaller to choose from, but so are the active listings so competition is less fierce. Homes tend to show really well in the fall with all the seasonal changes going on. Preparations on the home to get it market ready should be done in August, September at the latest and put on the market by October. Some of my best real estate years I have closed many homes and had some of my best months during the Fall season.
The slowest months we usually experience (again in our area) for showings are the months of August, January, and February. The kids are back in school in August and in the south, its just too plain hot to get out and look. As far as January and February, we Southerners tend to balk at the slightest wisp of cold air or a thought of (God forbid) possible snow or ice! There have been times when I listed a home or property, at what is usually the worst time to list, and then sold that property within a short period of time. So again, there is not a real BEST answer to this questions because anytime of the year it could be the right time, or the wrong time to list your particular property. Sometimes, people are in a situation where they MUST list their home, regardless of the time of year either because of a work relocation, divorce, financial reasons, or any other reason. Homes do sell all year long.
